rental rules: GENERAL CONDITIONS
This rental is made under the ordinary conditions and law in such matters and in particular those below that the lessee undertakes to execute, under penalty of any damages and even terminations hereof, if it seems to the agent and without being able to claim the reduction of the rent.
a) Arrival times are normally scheduled for Saturday afternoon from 6 p.m.
Departure times are normally scheduled for Saturday morning at 11 am.
b) It is agreed that in case of withdrawal: - of the tenant:
- more than one month before the lease takes effect, the tenant loses the deposit paid,
- less than sixty days before the lease takes effect, the tenant will also pay the difference between the deposit and the equivalent of the total rent, as a penalty clause. This contract excludes the application of Article 1218 of the Civil Code.
- the lessor:
- within seven days of the withdrawal, he is required to pay double the deposit to the tenant.
c) If a delay of more than four days from the scheduled date of arrival has not been reported by the lessee, the lessor may rightly attempt to re-rent the accommodation while retaining the right to turn against the lessee.
(d) Obligation to occupy the premises personally, to live in them "as a good father" and to maintain them. All facilities are in working order and any claim concerning them occurring more than 24 hours after the entry into use of the premises, can not be admitted. Repairs made necessary by negligence or poor maintenance during rental, will be the responsibility of the lessee. Obligation to ensure that the tranquility of the neighborhood is not disturbed by the fact of the lessee or his family.
e) The premises are rented furnished with kitchen equipment, crockery, glassware, blankets and pillows, as they are in the attached descriptive state. If applicable, the owner or his representative will be entitled to claim from the lessee on his departure, the total value at the replacement price of the objects, furniture or equipment broken, cracked, chipped or deteriorated and those whose wear and tear would exceed normal for the duration of the rental, the price of cleaning the blankets made dirty, compensation for damage of any kind concerning paintings, windows, bedding, sanitary facilities etc ...
f) The tenant undertakes to insure himself against rental risks (fire, water damage; clause very generally included in the civil liability in the housing contract of the lessee's domicile). Failure to provide insurance in the event of a claim will give rise to damages. The lessee has the obligation to report to the lessor, within 24 hours, any disaster occurring in the dwelling, its outbuildings or accessories.
g) The security deposit will be returned on the day of departure or at the latest 1 month after the departure of the tenant in case of detention for damage.
h) In case of problem, the tenant will not be able to oppose the visit of the premises, when the owner or his representative makes the request.

j) In case of imposed confinement or cancellation of transport for Corsica by the authorities due to Covid-19, this contract is null and void.
The balance of the rent will not be due and the deposit paid will either be refunded or carried over to another stay, at the choice of the tenant.
